HOA management software, compared for the Philippines
Association software splits into two worlds: products sold to American management companies, and products a self-managed board can actually run. Here are ten real options, which world each belongs to, and what a Philippine association would miss on each.

EnumerateAnd Premises, honestlyA Philippine association lives on dues collected over GCash, a guard post that controls the gate, officers who change every election, and books that must survive the change. Most of the field below is built for a different animal: the professional US management company running fifty associations on American banking. Both kinds are on the list, labelled.
1. Collo
What it is. A Philippine company solving Philippine problems — dues collection over GCash and Maya for HOAs, condos, dormitories and apartments, with gate passes and a resident app. (Home: Philippines.)
Genuinely good at. The GCash rail and the Philippine desk — dues collected the way residents actually pay, from a team on Philippine time. It deserves the respect of an honest table.
What a Philippine estate would miss. The verticals stop at long-term residential: no hotel front desk, no short-stay channels, no booking engine. Payroll and the BIR paper trail we could not verify from their pages — ask them.
The price shape. We could not verify a public price sheet — ask them. Facts checked 31 Aug 2026 against collo.ph. We also keep a cell-by-cell sourced comparison of Premises and Collo.
2. PayHOA
What it is. Software for self-managed US associations — dues invoicing, online payments, violations, documents and a homeowner portal, priced for volunteer boards. (Home: Lexington, US.)
Genuinely good at. The self-managed focus. Most HOA software chases management companies; this one respects the volunteer treasurer, and is free under 20 units.
What a Philippine estate would miss. US payment rails and US mail-outs; dues over GCash, BIR receipts and a Filipino guard post are not in its world.
The price shape. Free under 20 units, then tiered USD. Facts checked 31 Aug 2026 against payhoa.com.
3. Buildium
What it is. One of the two big names in American residential property management — rentals and community associations on one platform, with accounting, leasing, a tenant portal and US payments. (Home: Boston, US.)
Genuinely good at. Association accounting. A US HOA or a mixed rentals-plus-associations portfolio is genuinely well served, and the product has years of depth behind it.
What a Philippine estate would miss. Nothing Philippine: its online payments collect in the US and Canada only, so no GCash or Maya; no BIR official receipts; no SSS, PhilHealth or Pag-IBIG payroll.
The price shape. USD tiers, $62–$400 a month, plus per-transaction fees on payments. Facts checked 31 Aug 2026 against buildium.com. We also keep a cell-by-cell sourced comparison of Premises and Buildium.
4. AppFolio
What it is. The heavyweight of US residential management — residential, community associations and commercial on one platform, with AI-assisted leasing and deep automation, priced per unit with minimums that assume hundreds of doors. (Home: Santa Barbara, US.)
Genuinely good at. At scale, in America, the automation genuinely earns its keep — leasing, maintenance and accounting flow with very few hands.
What a Philippine estate would miss. The minimums price out a small estate before the geography even comes up — and the geography comes up: US rails, US law, no Philippine paper at all.
The price shape. Per-unit USD, about $1.49+/unit, with monthly minimums in the hundreds of dollars. Facts checked 31 Aug 2026 against appfolio.com. We also keep a cell-by-cell sourced comparison of Premises and AppFolio.
5. CINC Systems
What it is. Banking-integrated software for HOA management companies — accounting, lockbox, homeowner portals — sold to firms that manage many associations. (Home: Atlanta, US.)
Genuinely good at. The banking integration; for a US management company the money movement is the product, and it is done seriously.
What a Philippine estate would miss. It is sold to management companies, not to a single association, and the banking that is its whole point is American banking.
The price shape. Quote-based, for management companies. Facts checked 31 Aug 2026 against cincsystems.com.
6. Vantaca
What it is. HOA management-company software with a workflow engine at its heart — every process a configurable pipeline with owners, deadlines and visibility. (Home: Wilmington, US.)
Genuinely good at. The workflow engine; large US management companies reorganise themselves around it, on purpose.
What a Philippine estate would miss. Again a product for management companies at US scale — a 100-lot Philippine subdivision is not who it is priced or built for.
The price shape. Quote-based, for management companies. Facts checked 31 Aug 2026 against vantaca.com.
7. FRONTSTEPS
What it is. HOA software with a security edge — community management joined to gate and patrol tools for gated US communities. (Home: Denver, US.)
Genuinely good at. The gate-plus-management pairing: for a US gated community wanting one vendor for the guardhouse and the dues, the pairing is rare.
What a Philippine estate would miss. The guardhouse it equips is American; the payments, the paper and the support hours all are too.
The price shape. Quote-based. Facts checked 31 Aug 2026 against frontsteps.com.
8. TownSq
What it is. A community-experience app from Associa, the world's largest association manager — communication, payments, amenities and board tools, resident-first. (Home: US / global (Associa).)
Genuinely good at. Resident engagement: the app a homeowner actually opens. Its communication layer is genuinely pleasant.
What a Philippine estate would miss. It shines brightest inside Associa's own managed portfolio; as standalone software for an independent Philippine association it is a thinner story.
The price shape. A free communication tier; paid per community. Facts checked 31 Aug 2026 against townsq.io.
9. Condo Control
What it is. Condo and HOA operations software — announcements, amenity booking, visitor parking, packages, service requests and board approvals, for managed buildings. (Home: Toronto, CA.)
Genuinely good at. The daily operations of a managed tower: amenities, parcels, visitors and board workflows are a real strength.
What a Philippine estate would miss. Operations more than money: the accounting depth lives elsewhere, and the rails and price are North American.
The price shape. Quote-based, per community. Facts checked 31 Aug 2026 against condocontrol.com.
10. Enumerate
What it is. Community-association software (formerly TOPS) — accounting, management and homeowner engagement for US associations and their managers. (Home: Clearwater, US.)
Genuinely good at. Deep association accounting lineage; TOPS ran HOA books for decades before the rename.
What a Philippine estate would miss. A US product for US associations: the compliance calendar, the payments and the postal machinery are all somewhere else.
The price shape. Quote-based. Facts checked 31 Aug 2026 against goenumerate.com.
And Premises, honestly
Premises runs an association the way a Philippine one actually works: dues over GCash and Maya with the OR behind them, the guard post on the same login, lots and officers and honest books that outlive the election. Collo deserves a straight word here: for a board that wants only dues collection and a resident app from a local team, it is a genuine option — our sourced comparison puts the two side by side without spin. The nameless table does the same for the whole field.
