A small building has an admin, a guard, a cleaner and an owner who answers the phone. Premises is the software written for exactly that — one login for all four.
No card · every module included · your staff sign in on their own phones
The same figure at 24 doors as at 6. Never per door, never a percentage of the rent — and the first six months are free.
At 24 doors of ₱ a month each, that is 0.41% of what they bring in — and never a percentage of it.
One building’s day
Four people run Escario Twin Towers: an admin, a guard, a cleaner and the owner who answers the phone. Here is one day of it, in four beats — and what each one asked of you. Every figure is the demo estate’s own.

The modules you get
Each is a filmed walk through a working room of the demo estate. Pick a room; the film plays beside it.
Dues & billing. Rent, association dues, parking and the water reading raised together, per unit.

What each room actually holds. Five lines on the back of every tile; the pricing table below opens every one of them.
A guided flow for a guard’s phone
Semi-monthly runs, days prefilled
One bill: rent, dues, parking, water
Tickets from anyone with a phone
Portal: bills, papers, tickets
An audit trail across every book
Works with what you already use
Dues by GCash, the accountant on their own software, and every notice drafted into WhatsApp for a person’s own tap.
The price, for your kind of business
A door is a unit that bills — never a parking slot, a guard or a homeowner. The card in the open already picked your tier; here is the whole sheet.
The same three tiers on every kind of estate — only the noun changes. Yours is counted in doors.

Payroll & HR is included in every plan. Annual billing: pay ten months, get twelve.
Press a group and it opens.
Every line is in every plan — payroll and HR with them. The plans differ in SIZE, not in what they can do, and the first six months are free on any of them.
Compared
Four of the twelve things, against the three names people search for beside residential. Every verdict was read on their own pages and dated.

Moving in
No card, no call, no installer. Send the spreadsheet; the guard’s phone is ready the same afternoon.
Name it, count its doors, pick your currency. Every module is on from the first minute — the gate, the payroll, the books.
Tenants, doors, deposits, staff — a person on our side loads it before your first login, free up to fifty properties.
On his own phone, with his own login. The first bills draft themselves on your day; the book starts keeping itself.
Questions
Then skip payroll and keep the gate: agency staff work the gate book without ever appearing in your books.
Yes — capability by role, checked on the server. The accountant sees the books, and only the books.
It becomes the same book, kept forever, searchable, with certified pages when somebody official asks.
A door is a unit that bills — never a parking slot, a guard or a homeowner. The figure is the same at thirty doors as at six.
Six months, every module, every member of staff — we load tenants, balances and last year’s ledger first.

How the data is keptBacked up nightly, and restored nightly
A backup nobody restores is a folder. Every night the snapshot is opened and read back, and the night says so in words when it cannot be.
How the restore is provedThe documents are sealed where they lie
Tenant IDs and receipts are encrypted on the disk with a key that never leaves the server, so a stolen backup holds ciphertext and nothing else.
