Premises vs Buildium,
for a Philippine estate.

Buildium is serious software — for an American portfolio. Rentals and community associations, US banking, US law, USD pricing. Below, the twelve things a Philippine estate actually needs; every verdict on their side names its source and the day we checked it.

Every tick on our side is running code you can open in a live demonstration, today, without signing up.

Where it is decided

Three rows a Philippine estate cannot skip.

Twelve rows are below. These three are the ones an estate coming off Buildium feels in the first week.

▶ a still from the shortstay payouts film

Money

GCash, Maya, QR Ph and cash at 7-Eleven

A tenant in Cebu does not carry a Visa card. If the platform cannot take the way Filipinos pay, every payment is a phone call and a bank slip.

Buildiumdoes not — online payments collect in the US and Canada only
Premisescarries it — the tenant or guest pays the way Filipinos pay — no card needed
▶ a still from the apartments invoices film

Money

The OR register, the EOPT way

Every peso that lands has to be receipted the BIR way, from the same book that raised it. A foreign platform has never heard of the EOPT.

Buildiumdoes not — no BIR official-receipt register — the books it keeps are US books
Premisescarries it — official receipts numbered the BIR way, from the same book
▶ a still from the shortstay door film

Money

Flat pesos, never a percentage

A price you can plan on in the currency you collect in. No slice of the rent or the booking, no dollar tier that moves with the exchange rate.

Buildiumpartly — USD tiers, $62–$400 a month, plus per-transaction fees on payments
Premisescarries it — a peso price you can plan on, never a slice of your rent

The twelve, with sources

Every verdict names the page it was read on, and the day.

The same twelve rows for every kind of software. Where we could not verify a thing, the cell says so and wears no verdict.

Moving in

Coming from Buildium? We load your export.

No card. No contract. Your data is yours to take out, any day.

Asked before switching

Four honest answers.

Who checked these claims, and when?

We did, on Buildium’s own public pages, on the date printed in each cell. Our deploy gate goes red when a date passes 90 days, so a claim is re-checked or it comes down. Seen otherwise? Tell us at /support and we will print it.

Can I run Buildium and Premises side by side while I decide?

Yes. Premises reads any calendar that speaks iCal and answers with its own feed, exports every book as a spreadsheet, and nothing in it locks a door. Most estates retire the second tool within a quarter; nothing forces it.

What does the move from Buildium cost?

Nothing, up to fifty properties, on every plan. You send the export and a person on our side loads it — doors, people, balances, dates — before your first login. Over fifty, or coming off software we have not seen, we scope it first and give you the date before you commit.

Is the six months free really free?

No card, no contract, every module open. On day 181 you choose month by month or the yearly term, or you export your books and leave with them.

Start free for six months.

Your Buildium export loaded before your first login, every module open, priced in pesos from month seven.
