Airbnb and short-stay host software, compared for the Philippines
Short-stay software is sold hard, and the field is genuinely deep. Here are ten real platforms a Philippine host will be offered, what each is best at, the true shape of each price — and what every one of them leaves out for a host in this country.

TokeetAnd Premises, honestlyA host’s software question is really three: calendars synced (so a double booking cannot happen), messages automated, and a direct door that dodges the commission. The field below answers those three well. The fourth question — the peso: the OR when a company books, the caretaker on payroll, the owner’s one book — none of them answers at all.
1. Guesty
What it is. The biggest name in short-stay management — channel management, automation, payments and a marketplace, from single hosts (Lite) to enterprise fleets. (Home: Tel Aviv / global.)
Genuinely good at. Scale and coverage: many channels, many tools, real enterprise depth for large fleets.
What a Philippine estate would miss. The price climbs with the name, Pro is quote-based with onboarding, and a booking fee rides the small tiers. Nothing Philippine in the money or the paper.
The price shape. Lite from about $16 a month per listing plus a booking fee; Pro is quote-based. Facts checked 31 Aug 2026 against guesty.com.
2. Hostaway
What it is. A fast-growing short-stay platform — channel manager, PMS, automation and dynamic-pricing partners — sold by demo and quote to professional hosts. (Home: Helsinki / global.)
Genuinely good at. The breadth of integrations and the pace of shipping; professional hosts get a serious operations layer.
What a Philippine estate would miss. No public price — a demo, a quote, an onboarding fee and an annual contract stand between you and the number, reported at $25–$50 per listing.
The price shape. Quote-based; reported $25–$50 per listing a month plus onboarding. Facts checked 31 Aug 2026 against hostaway.com.
3. Lodgify
What it is. Website-first host software — a direct-booking site with a channel manager and PMS behind it, at flat published prices with 0% booking fees. (Home: Barcelona, ES.)
Genuinely good at. The direct-booking website is the product's heart and it shows; the pricing is published and honest.
What a Philippine estate would miss. Operations depth beyond the site and calendar is lighter than the big fleets need, and the rails are EU/US.
The price shape. USD tiers from about $14 a month, 0% booking fee. Facts checked 31 Aug 2026 against lodgify.com.
4. Hospitable
What it is. Automation-first host software — guest messaging that writes itself, calendar sync and direct booking, loved by hosts with a handful of listings. (Home: US / remote.)
Genuinely good at. The messaging automation is the best-regarded in the field; hosts buy it for that alone.
What a Philippine estate would miss. It automates conversation better than it runs an estate; accounting and operations stay thin, and nothing is Philippine.
The price shape. About $40 a month for two listings, then per listing. Facts checked 31 Aug 2026 against hospitable.com.
5. OwnerRez
What it is. A power-user's vacation-rental system — bookings, legal agreements, accounting and channel sync, US-centred and proudly unflashy. (Home: US.)
Genuinely good at. Depth and reliability over dress; experienced US hosts treat it as the serious choice.
What a Philippine estate would miss. US-first in payments, taxes and support hours; the learning curve is real.
The price shape. From about $40 a month. Facts checked 31 Aug 2026 against ownerrez.com.
6. Smoobu
What it is. A tidy European channel manager and PMS — calendar sync, guest guide, website — at a simple flat price. (Home: Berlin, DE.)
Genuinely good at. Simplicity at a fair price; a host with a few European listings is done configuring in a day.
What a Philippine estate would miss. Depth stops early for bigger operations, and the rails are European.
The price shape. From about $29 a month. Facts checked 31 Aug 2026 against smoobu.com.
7. Uplisting
What it is. A clean short-stay PMS — channel sync, automation and direct booking — priced per listing with a small minimum. (Home: London, UK.)
Genuinely good at. A modern, uncluttered operations screen; small professional hosts like living in it.
What a Philippine estate would miss. Per-listing pricing with a minimum, EU/US payments, and no local anything for the Philippines.
The price shape. About $20 per listing a month, with a minimum. Facts checked 31 Aug 2026 against uplisting.io.
8. Hostfully
What it is. A property-management platform plus its famous digital guidebooks — channel management, automation and guest experience for professional hosts. (Home: San Francisco, US.)
Genuinely good at. The guidebooks: guest-experience content done properly, often bought even by hosts on other PMSs.
What a Philippine estate would miss. Tiered pricing that steps up quickly, and the platform half is less loved than the guidebook half.
The price shape. Tiers reported from about $119 a month. Facts checked 31 Aug 2026 against hostfully.com.
9. iGMS
What it is. A straightforward short-stay manager — unified inbox, calendar sync, automation — priced per listing, popular with growing hosts. (Home: Vancouver, CA.)
Genuinely good at. A clean per-listing price that scales linearly, and a genuinely useful unified inbox.
What a Philippine estate would miss. North American rails and support; operations depth is middling once a real estate hangs off it.
The price shape. About $15 per listing a month. Facts checked 31 Aug 2026 against igms.com.
10. Tokeet
What it is. A modular short-stay suite — channel manager, automation, dynamic pricing — with a free entry plan and paid modules above it. (Home: US / remote.)
Genuinely good at. The free plan is real, and the modular pricing lets a careful host pay for exactly what they use.
What a Philippine estate would miss. The modularity is also the tax: several products to assemble, and none of them Philippine.
The price shape. A free entry plan; paid tiers and modules above. Facts checked 31 Aug 2026 against tokeet.com.
And Premises, honestly
Premises syncs every channel’s calendar both ways over iCal, gives you a booking door of your own at 0% fee, and then does what the host tools do not: the OR, the caretaker’s payroll, the Meralco split when the unit shares a meter, and the owner’s book where the Airbnb sits beside the apartments. Said straight: a host running many listings on message automation alone will find Hospitable or Guesty sharper at exactly that one job. The nameless comparison holds the whole table.
