The books RA 9904 asks a homeowners’ association to keep.

Philippine associations are required to keep books open to inspection, register simplified books, have annual financial statements audited and posted, and file a General Information Sheet with DHSUD within thirty days of the annual members’ meeting. Most self-managed associations do some of this, late, from a spreadsheet.

Our board changes every year. What happens to the login?

The outgoing treasurer hands over a password, not a laptop. Roles decide what each officer sees; remove an officer and the record stays. Nothing lives on a personal device.

Can a homeowner see another household’s balance?

No. Each household has its own portal: its own statement, its own documents, its own tickets — and nothing belonging to anybody else.

What does RA 9904 ask us to keep, and does this keep it?

Books open to inspection, audited annual statements, minutes and notices filed and dated, the roster and an audit trail. The platform records all of it anyway, arranged so you can produce it the day it is asked for. We are not your auditor and this is not legal advice.

What counts as a property?

A lot or a unit that pays dues — never a guard, a bay or an officer. The figure is the same at thirty properties as at six.
